Full stage, furnished from empty
Integrated staging
We work with your existing furniture and layer our pieces in around it, so you keep living comfortably while the home presents properly for photography and open homes.
On larger properties integrated often works out lower than a full stage, because we're building on what you already own rather than furnishing the whole house.
Every price includes furniture hire, full styling, delivery, setup, pack-up and an 8-week hire period. Four weeks paid, four weeks free.
Our minimum investment is $3,900. If that's outside where you're at right now, we'd rather you know before you spend time on a quote.
Every home is different, but here's where pricing starts.
For a vacant home, our minimum is $3,900. That covers a 1 bed unit, and pricing scales with the size of the property from there. A 3 bed unit starts around $4,300, a 4 bed home with two living areas around $5,700, and a larger 5 bed with three living areas around $8,500.
If you're still living in the home, integrated staging starts at $4,100. On larger properties integrated often works out lower than a full stage, because we're building on what you already own rather than furnishing the whole house.

Because we own our furniture and trucks and have 55+ people in-house, we can move quickly when campaigns need to. We'll confirm timelines in your quote based on your campaign schedule.
Almost always yes - and the numbers are worth understanding before you decide.
Staging works in two directions. The first is protecting your result. When a campaign stalls and a price reduction becomes necessary, that cost almost always dwarfs what staging would have cost. On a home priced at $1,000,000, a 2-3% reduction is $20,000 to $30,000. A full staging investment for the same property is typically $4,700 to $5,700.
The second is improving your result. On a $1,000,000 property, a staging investment of $4,700 pays for itself if it contributes even a 0.5% improvement in the final result. At 1% it has returned double.
Staging tends to deliver the strongest returns when the property is vacant, when comparable listings nearby are well-presented, or when the seller needs a result within a specific timeframe. If we genuinely don't think staging will move the needle for your property, we'll tell you that in the consultation.
